Mortgage Loan Modification Choose The Best Company
If you are looking for a mortgage loan modification, Im sure you are bombarded by a million websites on the internet. Heck, when I was searching I couldn't even get to the sites I wanted to see without getting a bunch of redirects to loan modification lead pages…
There are tons of companies out there and they all promise to be the greatest. So, what do you look for?
Here are some tips on what to look for:
1. Proper licensing. Even if the company seems good and you trust them, if they don't hae the proper licensing and get shut down – do you think they will continue to pursue your loan modification? No way! There are many non-compliant mortgage loan modification companies out there getting shut down all the time.
2. They have a proven track record. Ask them to send you examples of completed files they have personally done. Ask for client references. They should be able to produce some completed mortgage modificaton files and black out the clients confidential information. If they are a nationwide company and they give you a bunch of local references to call up, then they are probably people working for the company….
3. They pre-qualify you! A good company that knows what they are doing can call up your lender, speak to a case manager and go over your files. They have to give you authrization to do this on your behalf, but that only takes a day or so. They should be able to present your files to a case manager and figure out if you are going to be approved or not right away. This can tell you if you should move forward or find another option right from the start.
4. Forensic loan audit? Not always needed, but a good back up plan. If you have a problem getting qualified for a mortgage loan modification, finding errors in your loan docs never hurt. Once again, it's not mandatory, but having the option is always a plus.
5. How do you feel talking to the company? This one is hardly ever mentioned. If a loan mod rep is interviewing you and you get a wierd feeling, go with it. Shute, just hang up! Espcecially if they keep talking about getting your payment in without qualifying you first. This is a sign of a money hungry company…
